Building in Queen Creek: what’s different here
Queen Creek grew out of farmland. It started as a railroad stop called Rittenhouse, built by C.H. Rittenhouse after he formed the Queen Creek Farms Company in 1919, and the town incorporated in 1989. Since then it has exploded: its population grew about 126% from 2010 to 2020 and is now estimated at over 87,000. The town sits mostly in Maricopa County and extends into Pinal County on its eastern and southern edges.
New builds and bigger lots
Most Queen Creek homes are recent, and many communities, like Barney Farms and Legado West, are still building. That means a lot of our Queen Creek clients start from scratch. Designing the whole yard at once, with irrigation, gas and electrical planned before the first paver goes in, costs less than adding pieces over the years and avoids tearing up finished work. Several communities also offer larger homesites and RV garages, which leave room for the features that need space: a full outdoor kitchen under a shade structure, a pool deck, a fire pit area, or a long pondless stream.

Heat and elevation

Queen Creek's grass conversion incentive
The Town of Queen Creek offers a Residential Natural Grass Conversion Incentive for homeowners within town limits. As of our last check:
- Amount. $2 per square foot or 75% of project cost, whichever is less, up to $5,000 per property.
- Requirements. at least 500 square feet converted, written approval before any work begins, and 30% plant canopy coverage, calculated separately for front and back yards.
- Artificial turf. allowed, up to 1,000 square feet.
- Status. the program had allocated all current funding, with more funding anticipated. Check the Town's page for current availability before you plan around it.
When funding is open, it's one of the best incentives in the East Valley, and unlike some neighboring cities it allows some artificial turf. We'll design to the requirements if you're applying.
